Terms
Terms of use
These terms are an agreement between you and Arvion Technology, which operates Rent Hub in Sydney, Australia. By using Rent Hub, you agree to them. If you do not agree, do not use the service.
1. What Rent Hub is
Rent Hub is a marketplace that lets private owners and agents list rental properties and lets renters find them. Rent Hub is not a real estate agent, is not a party to any lease, and does not provide legal, tenancy or financial advice. The agreement for a rental is between the renter and the owner or agent.
2. Your account
- Give accurate details and keep your password private.
- Choose the right role: renter, private owner or agent.
- You are responsible for activity on your account.
- We may suspend or close an account that breaks these terms or harms other users.
3. Listings
- You must own the property or be authorised to list it.
- The rent, bond, address and description must be accurate and not misleading.
- Use up to six photos. Only upload photos you have the right to use.
- Do not include discriminatory or unlawful wording. Listings are scanned under New South Wales Fair Trading rules and may be blocked before publishing.
- We may remove a listing after a report is upheld, or when it breaks these terms.
4. Agents
Agents can publish listings with an Agent badge without a subscription. Paid plans and listing boosts are optional and are charged at the price shown in the app or web console at the time of purchase.
5. Facebook group posts
Public posts from the Landlords and Tenants Direct Facebook group may be imported into a review queue. An admin checks each post before it is published. Published posts keep the original author name and a link to the original post. If you want a post removed, contact support.
6. Free and paid features
Browsing and standard listing are free. Optional featured placement and boosts are paid features and are not required to use Rent Hub. Prices are shown before you pay. Payments are handled by our payment provider.
7. Inspections and messaging
- Keep conversations on Rent Hub so there is a record if something goes wrong.
- Do not use messaging for spam, harassment, or attempts to defraud another person.
- Inspection slots are 15 minutes unless the owner or agent says otherwise.
- Never send a bond or holding deposit before you have inspected a property.
8. Prohibited conduct
- Fraud, scams, fake listings, bait pricing or impersonation.
- Unlawful, threatening, hateful or discriminatory content.
- Scraping, automated access, or attempts to break the service.
- Uploading malware or files you do not have the right to share.
9. Reports and moderation
Every listing has a report button. Reports go to an admin queue. We may remove a listing, restrict an account, or ask for more information. If you think a moderation decision is wrong, contact support.
10. Your content
You keep ownership of the content you upload. You give Rent Hub a licence to host, display and share that content for the purpose of running the marketplace. Do not upload content you do not have permission to use.
11. Third party services
Rent Hub relies on service providers for hosting, payments, identity checks and messaging, and links to third party sites such as Facebook and Instagram. Their terms also apply when you use them.
12. Disclaimers and liability
Rent Hub is provided as a marketplace. We do not guarantee that a listing is accurate, that a property is available, or that a person is who they say they are. To the extent permitted by law, we are not liable for indirect or consequential loss. Nothing in these terms excludes rights you have under the Australian Consumer Law that cannot be excluded.
13. Ending the agreement
You can stop using Rent Hub at any time. We may suspend or close an account for a serious breach of these terms, or where required by law.
14. Governing law
These terms are governed by the laws of New South Wales, Australia.
